Are Pasco County Property Records Public?
Yes. Florida's open government laws, as seen in Section 119.071, Florida Statutes, provide public access to government-generated and government-maintained records except for records that the Florida Legislature explicitly exempts.
A typical example is that of protected addresses, where the names and deeds of such persons are excluded from publicly available records, except when the requester meets the requirements as stated in Section 119.071(4), Florida Statutes. All other information related to the property (street address, legal description, parcel number, sales data, land and building information, etc.) will still be visible on our website upon receipt of a public information request. Still, the owner's name will not be searchable or viewable.
Other information excluded from public property records includes personal and sensitive information like social security numbers, card details, credit card information, etc.

Where to Perform a Pasco County Property Lookup
Interested persons may look up Pasco property records online via the Pasco Pasco County Property Appraiser, send in a mail request, or visit the County Clerk's office.
In-Person Visit
Interested persons may request older copies of property records that are unavailable online. Obtaining copies of these documents cost $1 per page, and each certified copies cost $2 per document.

The Pasco County Assessor's Office provides an online lookup tool where interested parties may search property records. This website offers property information such as ownership, assessments, legal descriptions, etc. One may search using Parcel ID, Name, Recent sales, official record book and page number, interactive maps, or physical address. One may also find downloadable appraisal, GIS data, and recent sales information on Pasco County Property Appraiser's website. To find the recent sales, on the appraiser's website, select "records search" and then click on "recent sales".
Per the assessor, although the most current information may not be available on the website, property information shown on the site is identical to the information one would see on a visit to the office.
An online "property records search" result would reveal the property's parcel number, owner(s) name, and address.
Note that the Office of the Clerk of Circuit Court records some information, such as deed restrictions of record and property transfers. Hence, one would have to contact the court clerk to access these records.
How to Perform a Property Owner Lookup in Pasco County
When a person wants to find a property owner in Pasco County, the easiest way is to use the "address" feature provided on the county appraiser's website. By entering the property address in the provided field and hitting "submit," if there are records of that particular property, they will be returned in the search result, along with the parcel number and owner's name(s).
