Therefore, anyone can search property records online or in person during business hours. Property records available for retrieval include deeds, judgments, liens, and mortgages. A property search is necessary for several purposes, like pre-purchase property decisions, settling land disputes, and determining property ownership.

Are Pinellas County Property Records Public?

Per the Florida Public Records Act, property records are part of Pinellas County public records. Therefore, anyone can inspect or obtain copies of property records from record custodians in Pinellas County. However, some property records or certain portions of the records may be exempted from public disclosure. For example, Pinellas County record custodians usually remove the name of a person with exempt status and the instrument or book and page number identifying the property with the exempt status from public records. The record custodian may not remove the street address, legal description, or other information identifying the property from public records. Additionally, sealed property records are not open to the public, and some property records are confidential due to a court order.

Where to Perform a Pinellas County Property Lookup

The Clerk of the Circuit Court and Comptroller provide online and in-person options for looking up property in Pinellas County. Here is how to make online requests:

  • Go to the Court’s website and click on “View Records”.
  • Select Official Records from the dropdown.
  • Select “ View Official Records” from the dropdown to access the online tool.
  • Find a property by conducting a simple search, name, instrument number, document type, record date, consideration, book/page, case number, or legal description.

Upon conducting a search, a requester can view property information. However, this information cannot be used for official purposes. A property records online request can also be made via the Online tool provided by the Court’s Public Records Center. A requester must create an account and log in with an email address and secured password.

In-person requests can be made at the Court from Monday to Friday (Excluding Holidays) between 8:30 a.m. - 4:30 p.m. Before a request can be processed, the requester must provide basic property information like the grantor/grantee’s name, document number, or record date range. Most record custodians in Pinellas County allow residents to perform property owner lookups online or in person at their offices. For Example, the Pinellas County Property Appraiser provides access to Database Searches where interested persons can conduct a search by:

Individuals can find Pinellas County property records online on most record custodian websites. For example, the Clerk of the Circuit Court and Comptroller has an online tool where interested persons can inspect property information. The search parameters are:

  • Simple search: Requesters must provide a name and select from a list of generic search options (like “ I want to find a mortgage, I want to find a lien, or I want to look up a deed) to locate property records.
  • Name search: A name must be provided bout other information like document type, book type, date range, and recording date may be given to streamline the search.
  • Instrument number search: Enter the instrument number in the search box as one contiguous number without spaces or hyphens. A book type can also be provided to narrow the search.
  • Document type search: The requester must provide a document type and recording date range.
  • Record date search: Only a recording date is required to access property records.
  • Consideration search: Type sales price bounds ad select date range to conduct a search
  • Book/page search: Select a book type and enter the book and page number before clicking on the search button
  • Case number search: Enter the case number in the appropriate search field. A document type and record date range may be provided to narrow the search.
  • Legal description search: Requesters must enter the property’s legal description, select the search filter and record the date range before clicking the search button.

The search results will reveal information and images about the searched property. The image can be printed in pdf or TIF format. Alternatively, individuals can find property records online on third-party databases. Property records retrieved from such websites are informational, and cant be used for official purposes. The search criteria are usually by owner’s name or property address. For comprehensive search results, requesters would have to pay a small fee.

How to Find Property Owner by Address Free

The best place to conduct a free property owner search by address is on record custodian databases. For example, a requester can use the Property Address Search tool available on the Pinellas County Property Appraiser’s website to retrieve property ownership information. A building number (if known), street name, and city (if known but not necessary) should be entered in the appropriate search box. Upon submitting the search, records of every property located in that address will be displayed. Additionally, requesters would be able to view the ownership information of such properties.

Alternatively, inquirers can find free property owner information by visiting the record custodian office. Upon reaching the record custodian office, use the public computer terminals to view property records. Type the property address in the online database to find property information. Most times, property records are available for inspection at no charge. The requester will see the property owner's information while inspecting the desired document.

Pinellas County Property Tax Lookup

To find a Pinellas County property appraiser, go to the Approved Appraisers List available on the Florida Bureau of Appraisal website. The list is located at the left bar of the website, and it contains information about the appraiser’s name, company name, address, state certification number, business and fax phone number, and specialties.
